Let's go →

Chip, Gabby + Mike. Here's the plan we talked about.

You've sold over $700 million. Let's make it show.

You already close like the best in town. This is the marketing finally catching up: two engines feeding you leads, follow-up that never sleeps, and the two of us keeping it consistent, so it stops eating your Sundays.

01where you're at

You've got the team. What's been missing is the rhythm.

You've spent a few years trying to get this going together, and life kept getting in the way. Normal stuff, and fixable. What you wanted was someone to keep it consistent and actually run it, week in, week out. That's the job we're signing up for.

New York leads, then Washington DC and San Francisco. People up there are searching to move to Fort Lauderdale right now. The buyer engine points ads at them and brings them to you.
02the plan

Two engines, and the thing that runs them.

Listings engine

  • The 500 likeliest-to-sell homes, farmed on purpose
  • A market-report postcard every other month
  • Two neighborhood sites with instant home values
  • A just-sold mailer after every close
Feeds you seller leads.

01

Own the two neighborhoods you already half-own.

Las Olas is basically yours. Let's make it official.

The 500 most-likely-to-sell homes in Coral Ridge and Las Olas, hand-picked, not blasted.

A market-report postcard every other month. Useful enough to keep on the fridge.

Two neighborhood sites with an instant home value built right in.

A just-sold mailer after every close, so each win sets up the next one.

02

Catch the buyers before they even land.

Lauderdale's cheaper than Miami. That's the whole pitch.

A lifestyle site for people moving to Fort Lauderdale, not another listing grid.

Ads pointed where they actually come from: New York, DC, San Francisco.

The honest sell: more house, more water, more upside than Miami.

An agent-to-agent referral lane, run by Mike, for out-of-state agents who need a local.

03

The part that works while you sleep.

Three of you, running like ten.

Every lead gets an answer in under a minute, even at one in the morning.

It qualifies them, scores them, and hands them to the right one of you.

Everyone not ready yet drops into quiet follow-up that runs for months.

Anything over three million gets flagged so you call them yourself.

03the work

A look at what we'll actually put out.

Not stock templates. Real pieces, designed to your name and built to the same bar as everything else here.

The farm

Mail they keep on the fridge.

Every other month, a market report for Coral Ridge and Las Olas that's actually worth reading, so yours is the name in front of them when they start thinking about selling.

The seller magnet

Two neighborhood sites that print seller leads.

An instant home value built right in. They type an address, you get a warm lead with a name attached, before they ever call another agent.

The buyer engine

A relocation site that catches them up north.

Pointed at New York, DC, and San Francisco, with the honest pitch that actually wins: more house, more water, more upside than Miami.

We tend it. Testing, sharpening, moving budget toward whatever's working. Quiet and consistent, every month. The part most people skip, and the reason it finally sticks.
06working together

How this actually goes.

Quick wins early. The real compounding takes a few months, and we'll always tell you which is which.

One platform runs the contacts, the follow-up, email, texts, and reporting. No duct tape.

A short number every week, a real talk every month. You always know what's working.

You hold the budgets. Ad and mail spend live on your accounts. Push them up when the numbers earn it.

07the money part

Your whole marketing team, for less than one assistant.

To Two Cool
Retainer, plus a small win-share
A flat monthly fee to run everything, plus a 5% cut of commission on the closings our leads bring in. We only earn more when you do.
On your own accounts
Ads, mail & tools
Paid straight to the vendors and platforms, never to us, so you keep full control.
The retainer
$2,100 / mo
The whole system, run for you: social and design, the postcard program, email, both neighborhood valuation sites, the relocation engine, the full follow-up and instant-reply layer, we run the ads, and monthly reporting.
Our skin in the game
5%
A 5% share of the commission on any closing that came from a lead our system brought in. If our work doesn't put deals on the board, this stays at zero, so we're paid to actually grow your business, not just run it.

Build and setup: a one-time $1,500 covering all three sites, the funnels, the automations and the platform. You can roll it into a monthly start, or skip it entirely by locking in the first six months. Both ways are laid out at the end.

Separate from our fee, and always on your own accounts:

$500–1,000
Monthly ad spend, on your accounts. Most of it points relocation ads at New York, DC and San Francisco; the rest boosts listings and just-solds. We start lean and scale it up after a few months, once the data earns it.
≈$820
Postcards and mail, every other month: two 500-piece mailers at about $410 each (Vistaprint), six times a year, plus tax, so roughly $4,920 a year. The market-report farm plus just-sold drops.
$150–300
Platform and tools, on your account. The software that runs everything: the CRM, automations, instant replies, calendars, and the texts and emails it sends. About $100/mo for the platform itself; the rest is message volume, billed on usage as you grow.

You pay those straight to the vendors and platforms, never to us, so you keep full control and the retainer never moves when you scale them up or down.

08the math

It pays for itself on a single sale. We're not being cute.

About twenty-five thousand a year for a whole marketing team. One extra two-million-dollar sale puts fifty to sixty grand back in commission, and you close bigger than that, more than once a year. The math isn't close.

09from you

A short list to get us moving.

Mostly logins and a few quick yes-or-nos. We handle the rest.

01

03

06

07

The kickoff call to line it all up.

09last thing

Just tell us when to start.

Two ways to begin, whichever's easier. Pick one and you're onboarding today, no back and forth.

Either way, the 5% performance share is only ever billed when a deal our system sourced actually closes, and ad spend, mail & tools stay on your own accounts.

Or just text us. team@twocooldesign.com
